Sale of HYY’s city centre properties confirmed

The central Helsinki properties of the Student Union of the University of Helsinki (HYY) have been transferred to the ownership of a consortium led by the pensions institution Keva. The agreement was signed on 22 December. The properties include the New Student House, the Old Student House, Citytalo, Kaivotalo, Kaivokatu 12 and Hansatalo.
Keva’s co-investors in the transaction are Mrec Investment Management Oy and HGR Property Partners Oy, who will be responsible for property management and development once the sale has been completed.
HYY’s Representative Council decided on the sale at its meeting on 12 November 2025. The sale helps resolve HYY’s highly challenging debt situation in its property business and secure the future operations of the Student Union. Once the transaction has been completed, the Student Union will be debt-free. The restaurant business and the third student house, Domus Gaudium, which fall under Ylva Services Ltd, will remain under HYY’s ownership.
The sale will have no immediate impact on tenants or users of the buildings. HYY will relocate all its operations from the New Student House to Domus Gaudium in Leppäsuo during 2026. Organisations and all changes related to the premises will be given a transition period of approximately six months. More information on the upcoming changes will be provided to organisations and members on HYY’s website.
The properties will remain in Finnish ownership. Keva is known as one of Finland’s most solvent and responsible institutional investors.
Advium acted as Ylva’s advisor in the sales process, with Avance serving as legal advisor.
The parties have agreed that the purchase price will not be disclosed.
